25 Marketing Commitments to SELL Your House

  1. Prepare CMA to establish fair market value
  2. Consult with or order an appraisal if necessary on less common homes or luxury properties.
  3. Carefully inform seller on options of listing contract.
  4. Provide extensive information on all aspects of selling your house through my web site, and through seller CD provided by me.
  5. Help seller evaluate home improvement strategies to get highest dollar return for most cost-efficient home improvements, as well as create maximum curb appeal.
  6. Get listing paperwork completed quickly and property listed in MLS WITH photos!
  7. Have Post and For Sale sign delivered within 72 hours or less.
  8. Provide Flyers for Post in front yard.
  9. Colorful e-fliers with house photos mailed to between 6,000 and 24,000 agents depending upon property location.
  10. Advertise listing through other non-MLS internet advertising.
  11. ‘Just Listed’ post cards to neighboring properties when first listed.
  12. Advertising on my own web site, with expensive search engine positioning.
  13. Advertise listing on Homes.com
  14. Put property in John Hall office property tours if appropriate.
  15. Hold Open houses.
  16. Check online lockbox reports and call agents that have viewed the house for comments and feedback bi-weekly.
  17. Report to property owner on such feedback.
  18. Provide a 24-hour 800 number with sign attached to For Sale Sign.
  19. All calls to the 800 numbers are reported to my cell phone – I return the calls promptly even if the shopper may not really have  ‘intended to talk to a person.
  20. Make regular calls to other agents, clients, residents, and various contacts I have and to whomever I think might know of a buyer for the property!
  21. Respond to internet inquiries from my web site regarding the property. 
  22. Conduct strong negotiations on behalf of seller during price negotiation and other contractual issues.
  23. Extreme attention to detail, proper contract terms, deadlines, inspection periods, etc… to provide strongest representation.
  24. Excellent, personal, regular communication between myself and seller.  The title company, and my secretary assist in the process, but I stay closely involved in the entire process. 
  25. Help Seller get power turned off, mail forwarded, and any other details to ease their moving process.
