People say “Silverleaf” as if it is one place. It is not. A 2,600 square foot villa in The Parks and a 15,000 square foot estate in the Upper Canyon are both Silverleaf addresses, and almost nothing about owning them is the same. The lot, the elevation, the view, the gate you drive through, the way the home is maintained: all of it changes by neighborhood.
That matters because Silverleaf tours take time. Showings are appointment-only behind a manned gate, the community is spread across significant elevation change, and a full day can disappear into three houses. Buyers who arrive without a shortlist usually leave with a longer one.

Upper Canyon
Hillside Custom Estates
The highest and most exclusive part of Silverleaf, and every property here is a custom estate. Lots run roughly one to five acres, with some hillside parcels above ten. Homes commonly land between 6,000 and 15,000 square feet, and a handful go well past 20,000. The elevation is the whole point: dramatic McDowell Mountain and city-light views that nothing below can match.

Horseshoe Canyon
Estates at the Club
The Silverleaf Club sits just inside this gate, so Horseshoe Canyon is the address for buyers who want the clubhouse and the course close at hand. Mostly Spanish and Mediterranean custom estates with golf course views, on lots from about a half acre to more than ten. Homes range from roughly 4,000 square feet to over 20,000.

The Parks
Golf Course Villas
Named for the eleven parks woven through it, The Parks winds along Silverleaf’s private golf course. The villas here run roughly 2,600 to 4,500 square feet in Spanish and Mediterranean styling, typically with a private central courtyard, a gourmet kitchen, and a private pool and spa. This is the practical entry point into Silverleaf for many buyers.

Park-Centered Enclave
A tight enclave of about 130 homesites on roughly half-acre lots, arranged around three grassy parks. Arcadia appeals to buyers who want a real neighborhood feel and a manageable lot inside the Silverleaf gates, without taking on acreage.

Silverleaf has its own 24-hour guard gates, its own private club, and its own governance, and it sits at the top of the DC Ranch price range by a wide margin. Buyers often assume the two share amenities and rules across the board. That is not a safe assumption, and we will confirm exactly what applies to any home you are considering.
Do I have to join the Silverleaf Club to buy a home there?
No. Club membership is separate from owning a home in Silverleaf and is not automatic with a purchase. If the golf course and clubhouse are a meaningful part of why you want to be here, raise it early.
